SURGE PROTECTION
Surge Protectors are a compulsory component of your electrical system here in Spain.
A Surge Protector is designed to block or disconnect the internal electrical system from the supply line before a power surge is able to enter a house / office and so damage all the electrical equipment directly connected and attached to the system.
Expensive IT equipment, Printed Circuit Boards (PCB’s) that can be found in Air Conditioning Units, Plasma TV’s, HI-FI equipment, Washing Machines, Hair dryers… In fact just about everything electrical is in danger of being damaged should a Surge enter your property.
Here in Spain Power Surges or ‘Spikes’ as they are sometimes known are common place. The external electrical network in Spain is, from time to time, susceptible to allowing Surges to enter properties uninvited… Offices, Apartments, Villas, Locales, Townhouses, Bars, Restaurants… It makes no difference… without rhyme or reason the Surge can appear
That’s why in Spain, Surge Protectors are a requirement BY LAW.
If you don’t have a Surge Protector and your property gets a surge & your electrical equipment is damaged the Supply Authority, ENDESA, will do whatever they can to avoid any compensation claims. A surge can prove to be a very expensive and inconvenient problem.

POTENCIA UPGRADES
Since the widespread installation of DIGITAL SMART METERS many properties across Spain have been forced to upgrade their systems so as to be able to upgrade their POTENCIA rating.
Every property will have a Potencia rating in KW (Kilowatts). The rule of thumb is that the bigger your property the bigger your rating needs to be.
The Digital Smart Meter is designed to read the amount of electric (KW) that is being used and if that exceeds the Potencia rating then the Meter will cut out and continue to cut out until the property either stops using too much electric OR upgrades its Potencia rating.
To be able to upgrade your Potencia you have to apply to your supplier (Endesa) for more power and in some cases you may have to upgrade your electrical system and supply a Boletin Certificate.
This whole process can take some time and can be an administrative minefield.
