English electrician in spainThe one system that is of the greatest concern to homebuyers and property owners alike is the electrical system. The largest purchase you are ever likely to make is your new home. So why on earth would you buy one without having any prior knowledge regarding the existing electrical system.

At BS ELECTRICAL our inspection survey report service exceeds any local standard inspection and offers the vendor peace of mind prior to the actual purchase.

Why wait until you have bought a property to find out what the condition of the electrical system is actually like.

This report can also be used (with some bargaining power) once the survey has taken place and the report been issued. You may want to re-negotiate on purchase price.

Our report is based on the benchmark NICEIC Periodic Inspection from the UK and carried to the format recommended by the City & Guilds BS2391 Testing & Inspection guidelines.

BS ELECTRICAL was formerly an NICEIC registered contractor certified to conduct such reports as the Periodic Inspection.

Our Inspection covers the following items (where permissible)

  • removal and inspection of the mains supply intake cupboard and mains cables
  • removal of the fuseboard and inspection of the system set up
  • checking the main earthing system & testing for external and internal earth loop impedance readings (commonly known as Ze and Zs)
  • testing tripping times for all differential (RCD) circuit breakers
  • checking for surge protection and its suitability
  • checking the operation and correct sizing of all circuit breakers
  • checking for condition of cables and correct sizing of cables
  • checking for the correct earthing conductors and earthing of appliances
  • checking the suitability of all wiring and appliances for indoors and outdoors
  • checking that all mechanical connections are solid and sound

And our extensive knowledge on the Spanish Electrical requirements also allows us to forward advice regarding existing and new electrical systems plus proposed and existing contract agreements with Endesa. We are also able to issue advice and if necessary the required paperwork for the Certificado de Instalacion Electrica de Baja Tension, otherwise known as an Electrical Boletin.

On completion of the Inspection a copy of our report is handed over. If required FREE Quotations for remedial work can also be forwarded.
